Issue LOI to the selected developer and execute/register the formal Development Agreement (DA) and Power of Attorney (POA).

Developer obtains IOD (Intimation of Disapproval) and initial Commencement Certificate (CC) from civic authorities.
Individual PAAA & Vacating Premises
Signing Permanent Alternate Accommodation Agreements (PAAA) with individual members, receiving rent/displacement benefits, and handing over vacant premises.
Demolition & Construction Phase
Demolition of existing structures and start of foundation/superstructure construction under PMC monitoring.
Occupancy Certificate (OC) & Possession Handover
Completion of construction, obtaining Occupancy Certificate (OC) from municipal authorities, and handing over key possession of new flats.
Project Completion & Buffer Period (Grace/Delay Provisions)
Final settlement of bank guarantees, rectification of defect liability period items, and project closure.
